Construction Consultant Master Contract for The Northwestern Mutual Life Insurance Company
CHA holds a multi-year Construction Consultant Master Contract with The Northwestern Mutual Life Insurance Company for real estate projects in which Northwestern is investing equity funds or taking a mortgage. Under this agreement, CHA provides services based on specific task orders issued by Northwestern.
Project Highlights
Under this Master Contract, Coast and Harbor is providing services to Northwestern Mutual in connection with real estate projects in which they are investing funds or to projects to which Northwestern will be loaning funds.
A sample project task order involved the preparation of a Property Condition Report for a department store-anchored neighborhood retail center in Florida. The report included:
- Review of client furnished property documents (plans, specifications, studies, reports, etc).
- An inspection of the property in order to confirm conformance to the documents and condition of the property improvements.
- A search of public records and interviews with public officials to confirm status of the property regarding pertinent regulatory matters.
- Interviews with service providers to the property (managers, life safety inspecting and monitoring, etc)
- Cost estimates of required remedial work, replacement costs, and ongoing reserve replacement.
- Photographic documentation of the property.
- A detailed review (type, materials, condition) of the constructed improvements (site, structure, enclosure, MEPFP systems, finishes, etc.)
